Jim Dix

Jim Dix has been providing Tenant and Landlord Expertise for over 25 years. He
has implemented strategic growth for all non mall deals in the Portland Market of many of the Lifestyle Tenants including Gap, Banana, Old Navy, California Pizza Kitchen Coldwater Creek, Zao Noodle Bar and Tutto Bene Care. Also Jim has consulted with numerous landlords on the repositioning of their projects. Mr. Dix’s prior experience on the Tenant side was national Roll out for Johnny Rockets, and Rampage. On the Landlord side he spent several years as Senior Vice President and Director of Retail Leasing for the Yarmouth Group where he managed the leasing and paralegal staff on the leasing of 22 super regional shopping center nationwide. He was also Senior VP for Leasing at the Debartolo Company early on in his career.

Candace Gray

For more than twenty-two years Candace Gray has brought a multifaceted
approach to the retail industry. In 1991, Mrs. Gray founded Gray & Associates Inc.,
a premier boutique commercial real estate firm in Portland, Oregon designed to provide acquisitions, dispositions, merchandising, leasing and advisory services to investment groups, developers, landlords, municipalities and retailers. She has facilitated the expansion strategies for her longtime national retail clients including Regal Entertainment Group, GAP, Banana Republic, Old Navy, Crate & Barrel, Williams-Sonoma, Pottery Barn, Chico’s and many more. Prior to forming Gray & Associates, Mrs. Gray served as the regional leasing VP for The Rouse Co. in the Northwest. She has also played a leading role in the implementation and execution of both the pre-development and redevelopment strategies for the merchandising and leasing of over 3 million sq. ft. of Premier Street, a lifestyle and mixed-use shopping center development on the west coast. In 2006, Mrs. Gray received
an Orchid Award from the Portland Business Journal. She is an active member of ICSC and has served as a panelist for CREW.

Thom Brockmiller

Thom Brockmiller has been involved in the commercial real estate industry for 30 years and has held various positions with several firms throughout his professional career including Acquisitions Director, Vice President-Finance for two diversified real estate development companies in the Seattle area, and Sr. Real Estate Manager for NIKE where he was responsible for the development and implementation of a corporate retail store expansion program in both the U.S. and Europe. In various positions he has been the lead company representative for property acquisitions and sales, joint ventures with institutional investors, project finance, and retail site selection and lease negotiations.

Mr. Brockmiller has substantial experience in all aspects of the real estate acquisition and development process including property valuation, acquisitions and sales, retail and office leasing, trade area analysis, and the negotiation of complex legal and financial agreements. In addition to extensive knowledge of the Portland and Seattle markets, he has been involved in projects located throughout the U.S. including the thirty largest metropolitan markets.

Most recently as a Principal Broker associated with Envision Realty Advisors (and its predecessor GRAY & Associates) for the past ten years, he has worked extensively with real estate investors and developers on various commercial properties in the Portland metro area specializing in urban sites and “lifestyle” retail centers.

Mr. Brockmiller also has substantial experience representing retail tenants, and has assisted various restaurant clients in the site selection and lease negotiation process. At present he is involved with 11 different properties in the Portland metro area and is assisting 7 retail clients with store expansion programs.
